Last week, HomeXperts Mapperley & Carlton managed to agree the sale of another property to a happy buyer in Nottingham. But this was a sale under usual circumstances, therefore it required an equally unusual agent.
Gerard Savage, branch director of HomeXperts Mapperley & Carlton, is unusual due to the very personal approach he offers to every client. Those that have previously dealt with Gerard have described him as “friendly, honest, trustworthy and helpful” when going about his day to day work, which is why it’s no surprise that he dealt with this unfortunate situation in the perfect manner.
Speaking to Gerard, this sale seemed nothing out of the ordinary, “It’s a modern, 2 bedroom house in Nottingham, a really nice property” he said before he went off to a viewing. It was only when I asked Gerard about the two parties involved in the sale did I see the extent of the work put in by the HomeXperts M & C team. He said: “The buyer came to me after the death of her long-term partner. He had left the house they were currently living in to their daughter and they had decided that the daughter should continue to live in the home and that my client would live elsewhere. The buyer still wanted to be near her daughter, but needed a modest home for her to make her own. After viewing the property, it became obvious that the property was ideal for her needs.”
He continued: “The vendor previously had tenants in the house but had decided to sell due to the increase in stamp duty when buying another property. He was eager to sell the property quickly which is why I am pleased to say that we had an agreement within 2 weeks.”
I had enquired to Gerard about why the property had admittedly ‘taken a while’ to complete. To which he informed me of a familiar tale “we had been going back and forth with the solicitors who were taking a while to complete the sale and giving us little help. I would be chasing them every day to get the buyer into her new home that I knew she was desperate for.” Gerard received praise from the buyer for his persistence in getting the deal done.
All in all, Mr. Savage was happy with the sale, adding “Other than the delays, it was a pleasure to find a new home for someone that has just endured such a horrible period. Best wishes to both the buyer and the vendor!”
